A recent survey showed that Hull has just over 115,000 properties, of which 30% are rented, 50% are terraced and only 6% are detached.  One consequence of this profile is that many people wanting to move up the housing ladder move out of Hull to the East Riding.  Partly because of this, Hull's population had been declining and aging since the early 80s.  This decline has been arrested recently by an upswing in immigration, and the expectation is that Hull's population will remain steady at 240,000 for the next decade or two. But while the population may be steady, family size is falling and the projection is that there will consequently be a need for 123,000 properties by 2026.  The implications of these trends are that:

 

      
  • the recent development of city centre apartments is set to continue
  • further provision of flats and quality smaller properties will be needed for the smaller family sizes
  • affordable housing including shared ownership schemes will be needed
  • the regeneration of 2 strategic areas - Newington and St Andrews (NaSA) and the area of East Hull surrounding Holderness Road will continue
  • larger family houses will be needed to arrest the migration to the East Riding
  • sheltered and other accomodation will be needed for an ageing population.
  • further land will be needed for development in the medium term as housing stock increases
